March – N. Rutherford Blvd

I totally fell in love with this house. Besides the obvious updates needed, I thought it was a beautiful home. Located in Murfreesboro, TN It was built in 1968 and it was built to last! I love the garden entrance on the side, and in addition to having 5 bedrooms it also includes a rec room with outside access that I personally could do so much with. February – Part 2

⬆⬆⬆ Check out this new build in Clolumbia, TN! Great finishes and plenty of space for the whole family! And you know me, I love that outdoor space! Great deck for an outdoor dining table or some lounge furniture.

⬆⬆⬆ I’m really in love with the location and land on this next house. Located in College Grove, TN on 17 acres of land! Super beautiful, and the house is lovely. Plenty of space but there’s room to expand the attic and create more! I like the 2 separate back patios, but I’d probably expand them a little 😉

February – Part 1

For part one I want to highlight a new luxury build in sought after private community in Franklin. I don’t often see new builds happening in this neighborhood so this is kind of exciting. All the existing homes here are beautiful, and this one definitely stands out with it’s modern take on the cottage style.

This second home is located in Nashville, and it’s not quite a rowhome because it’s not directly connected to the home next to it and it’s much bigger, but I don’t really know what this style of home is called! 3 stories with an awesome view from the 3rd story balcony. I see a lot of these homes popping up in Nashville, and they’ve got something to offer the young power couple who likes to entertain.

January – Renovated & New Construction

We’re up to January now, see I’m getting caught up 😋. This first home is a new build located in Lebanon, TN right next to the Cumberland River. Lebanon was once considered to be the “country” but has been growing steadily over the past few years with lots of beautiful new builds like this one. I really love the wood beams in the dining room and the layout of the whole house. Most of the rooms are tucked away from the living space which makes it really private, and creates interest.

This Second home was a renovation which, I totally love. Originally the back of the house where the master bedroom is now, was basically one large den. They walled it off and made a hallway to create the master suite which looks great! I also love how they’ve created an open concept while still maintaining a degree of separation by placing the dining room between the living room and kitchen. Great job!

Opinion – Home Ownership

I want to take a second to talk about home ownership and what that means to me – or to us. Being a real estate photographer, it’s like my whole life is one big house hunt. Everyday we are checking out homes fresh to the market and sizing them up as if we are considering buying it. It’s just a natural reaction I guess. But we actually enjoy it. This experience has also given us a perspective on home ownership that, maybe other people have as well.

So let me get the meat of my opinion out of the way. Owning a home is by far most people’s hugest asset and in some cases, liability. It’s something to be proud of. But owning a home doesn’t mean you buy it, never do anything to improve it for 30 years and then try to sell it for 5 times what you paid for it. We have a responsibility to our homes to take care of them at the least. If you can manage it, update that sucker as much as you can! I don’t know how many homes we’ve seen that are 20+ years old that have literally not been updated or cared for since the day the last brick was laid, and you guessed it. They want HOW MUCH for it? The surprising thing is, sometimes they get it!

This, in our opinion has distorted the way people think about buying a home. I will tell you a little secret. It’s not the house that’s worth money. It’s the land! It’s all about the land baby. And I think that’s where buyers and sellers have been brainwashed. Of course large scale builders don’t want you to think about that because if you did you would be offended by the prices they are asking for these homes. Homes that practically sit right up against your neighbor with something I guess you could call a backyard. Anyway I’m getting off on a tangent. My main point is, take care of your home and update it to stay current with the times. Of course you don’t have to update it if you’re into that shag carpet and Formica counter top look, but don’t be expecting to get an inflated price for it.

Just because it’s a house, doesn’t mean it’s worth an arm and a leg. Many houses aren’t even worth the land they’re sitting on. So if you own a house. Show it some love. Put a fresh coat of paint on it. Rip out that nasty carpet. Install new fixtures. Whisper sweet nothings into it’s…vents. It deserves it. You deserve it!

December – Luxury Twilight

Yeowza! Check out this beauty. Another opportunity for me to shoot a twilight shot which I love doing. There’s a lot of things to love about this house, but I think my favorite thing is the vaulted screened in porch with a fireplace! Surprise surprise, my favorite spot is outside. I might as well just live in a screened in porch 😄. This home is located inside a private court in Nashville and is currently going for around 2.3M. Fun fact: The home that sits behind it is owned by a celebrity, but I’m not allowed to say who 🙊. Let’s just say this person would get their achey breaky heart broken if I did.

Home Staging Tips

We see a lot of houses. I mean A LOT, and nothing makes our job easier than a home that’s been beautifully staged. If you can afford to hire a professional staging company, please do so! Not only will it help the home sell faster but your photos and video will look fabulous! If you can’t hire a professional, here are a few tips that we’ve picked up along the way that will make your life and our job easier.

  1. De-Clutter 
    This one is the one everyone knows, but it is the foundation upon which the rest will be built. De-cluttering means not only removing excess furniture and other various items, but also personal items such as toiletries, clothing, cleaning products, mail and papers, refrigerator magnets, phone chargers, etc. I know you live there, but we are creating an illusion here people! Hardly anyone is this ridiculously tidy, but we like to think that we could be. There shouldn’t be anything on the floor and all doorways and pathways should be unobstructed. If you want to save your realtor from having a heart attack, get a moving truck and fill that sucker up! For real. GraybarLn_HR_35
  2. Reduce Wall Decor
    Honestly, this is one thing that everyone thinks looks good but does not translate well in photographs. Too much wall decor! Less is truly more when it comes to wall decor, I often see walls covered ( and I mean covered) in framed photographs or other decor items that really only make the space feel smaller and darker – and sometimes a little tacky 😬. Even if your space isn’t small, cut your wall decor down to just a few key pieces that ties the room together like in the example below.GraybarLn_HR_18
  3. Arrange Furniture in Accordance to the Space
    What I mean by that is – Make sure you’re arranging furniture in a way that makes sense to the room and what looks good – even though it might not be fully functional. For instance in the photo below, the instinct is to put the furniture up against a wall, but that wouldn’t look as good as this arrangement.GraybarLn_HR_19
  4. Add Lighting
    Dark corners are a photographers worst nightmare! If the rooms in your home are dark from lack of natural lighting hitting the walls, add pops of lighting throughout the room to brighten it up and give it a more warm and welcoming feel. Not only will it look great in the pictures but it will look great to the eye._MG_6664
  5. Clear the Line of Site
    When putting the finishing touches on your home, make sure the line of site through the room is clear. For example in the photograph below, when we arrived the big white vase in the corner of the dining room was placed in the center of the table obstructing the view from the dining room to the kitchen. We replaced the vase with a shorter plant and viola! We have a clear line of sight. That vase looks better in that corner anyway. BerrywoodRd_HR_12Your home is one of your greatest assets, so when it comes to selling it, no effort is too little. November Part 2 – New Builds and Commercial Property

The real estate market here in Nashville (and Middle TN) has had a flood of great new builds. That can be a good thing or bad thing depending on how you look at it. The upside is that there’s more choices and we’re meeting the demand for the near 100 people that move to Nashville and Middle TN every day. Now if you’re a native born Nashvillian – you might say “there’s too many people moving here!” and, you might be right, but you can’t stop change. It will come as surely as the seasons and twice as quick. So let’s embrace it and make the best of it!

Two of the homes I’ve posted below are a couple of the new builds that popped up last year in Murfreesboro, which were built on neighboring properties. I’m a sucker for nature so the thing I love about this first home is it was built up against a patch of woodland goodness. I was also digging the layout of this home, the spacious master bedroom and the fact that all but one room was connected to a bathroom. We love having our families visit us, and a guest bedroom with an attached bathroom would be very convenient.

What I love about this second home, is the kitchen is rather spacious – no more bumping into your spouse every time you both enter the kitchen! Which is indeed an issue that my husband and I have. I really like the extra living space that’s off the end of the kitchen, something about it just feels so cozy. I can picture myself cuddling up on the couch in that room for some crocheting or a movie with the family. Lastly I like that the bonus room upstairs has a mini wet bar – I could definitely get some use out of something like that.

The third property I’m posting isn’t a home at all, but a commercial property that we photographed for one of our best clients. She recently moved her office to Smyrna, TN and the renovation turned out fantastic. Looks like a  pleasant place to work!

November Part 1 – Graybar Ln.

I’m going to break November up into two posts because I really want to dedicate this post to showing off one particular house we shot in November. This house was probably my favorite house we shot last year – Built in 1947 on about an acre of land (which is good for Nashville, believe me). It’s located in a really fantastic neighborhood which isn’t far from Radnor Lake (Check out our Radnor Lake video here!). What I loved about this house, while having beautiful upgrades it still retained it’s 1947 charm, and I’m all about that! Also the outdoor space is fantastic! I love being in nature so this backyard is a dream for me. Just check out the photos and video for yourself!
